The state of Querétaro is consolidating its position as one of Mexico’s leading manufacturing hubs, according to a study by Grupo COB, which highlights sustained growth in investment, exports, and industrial infrastructure.
With more than 50 projects completed by 2025, an investment exceeding 30 billion pesos, and the creation of over 10,000 formal jobs, the state is positioning itself as a strategic node for production relocation and industrial development in the country.
Querétaro in numbers: industrial expansion backed by data
According to Grupo COB’s analysis, Querétaro currently has more than 30 active industrial parks, with space available for new developments, allowing it to meet the growing demand for industrial space.
Regarding foreign trade, the study indicates that the state’s exports exceeded 4.5 billion dollars in the third quarter of 2025, with annual growth of nearly 7%, reflecting solid performance within the national context.
Furthermore, 74% of exports are destined for the United States, demonstrating Querétaro’s strong integration into the North American market under the USMCA framework.
The Grupo COB study underscores that one of Querétaro’s main strengths is its sectoral diversification. The state does not depend on a single sector but rather integrates complementary industries that generate productive synergies.
The automotive and auto parts sector continues to be one of the economic pillars, with a consolidated supply chain that facilitates the integration of new companies.
On the other hand, the aerospace industry stands out with a cluster that brings together more than 60 companies, positioning itself as one of the most sophisticated in Latin America, with double-digit growth projections through 2026.
Data centers and technology: the sector with the greatest potential
According to the analysis, the technology sector represents one of the greatest growth potentials in Querétaro. The arrival of investments from global companies like Amazon Web Services and Microsoft is driving the development of data centers in the region.
This sector demands specialized infrastructure and generates opportunities in the construction of industrial buildings with advanced technical requirements, raising the level of sophistication in the industrial real estate market.
The study also highlights the transition to electromobility as a key factor in Querétaro’s industrial evolution. The demand for components such as batteries, electric motors, and charging systems is creating new opportunities for the manufacturing industry.
The Grupo COB study identifies several competitive advantages that explain Querétaro’s positioning as an industrial hub.
First, its strategic location, less than three hours from Mexico City, Guadalajara, and León, makes it a key logistics center for distribution in the country.
Second, the state has more than 50 universities and higher education institutions, guaranteeing a constant flow of specialized talent.
Furthermore, construction and operating costs remain competitive, ranging from 0.95x to 1.05x the national average, allowing for optimized investments without sacrificing quality.
Another element highlighted by Grupo COB is the safety and quality of life in Querétaro, factors that facilitate attracting and retaining talent.
Added to this is a favorable regulatory framework, with public policies geared toward attracting investment, streamlined processes, and support programs for new businesses, which reduces barriers to establishing industrial projects.
