Choosing between buying a house or an apartment in Querétaro has become an important decision for those looking to acquire property in one of the fastest-growing real estate markets in the country.
While the market still maintains a strong preference for single-family homes, rising land prices, the growth of high-rise developments, and increased interest in rentals are beginning to change the housing landscape in the area.
According to Inmuebles24, eight out of ten searches in the state on their portal are still concentrated on houses, mainly two-bedroom units. This trend reflects that a large portion of buyers prioritize independent living space.
However, the apartment market is advancing rapidly, registering a 10% annual growth in demand, driven by changing preferences among certain segments of the population and by the increase in land costs.
“There is a growth in vertical housing driven primarily by rising land prices in central areas, as well as a shift in lifestyle among segments such as young professionals and senior citizens, who prioritize security and proximity to services,” commented Julio César Mendoza, Commercial Director of Inmuebles24.
Currently, the average sale price of a 65-square-meter apartment in Querétaro, with two bedrooms and one parking space, is 1,970,177 pesos, according to the platform’s Index for April 2026.
Homeownership remains one of the main mechanisms for building wealth in Querétaro; however, the rental market has gradually gained strength this year.
The increase in purchase prices and the search for better-connected locations have boosted interest in rentals, especially apartments.
“In the last year, user interest in rental properties increased by 16%, while the supply of apartments for rent also grew by 14%,” said Mendoza.
Data from the Real Estate Index24 shows that the monthly rent for a 65-square-meter apartment with two bedrooms and parking is 11,652 pesos, as of April.
The executive explained that many residents choose to rent to access better-located areas with more competitive monthly payments compared to purchase prices, which continue to rise.
For buyers and investors, it is important to consider that market behavior is no longer the same as it was 10 years ago, since Querétaro is no longer only growing in horizontal developments, but is also beginning to look towards vertical construction.
