Housing prices in Querétaro will rise 7.1% in the first half of 2025.

During the first half of 2025, housing prices in Querétaro registered an annual increase of 7.1%, according to data from the Federal Mortgage Society (SHF). Although the rise in the price of the average home pressured prices in the Metropolitan Area, the state remained below the national average of 8.4%.

According to the report, the capital of Querétaro reported an increase of 7.7%, El Marqués 6.8%, and Corregidora 5.5%, all below the national average. In contrast, Quintana Roo (13.5%), Tlaxcala (13.4%), and Baja California Sur (12.4%) led the steepest increases.

At the metropolitan level, Querétaro registered a moderate performance compared to other areas such as Tijuana (10.9%), León (10.7%), and Guadalajara (10.5%).

The SHF emphasized that, although the increases in the state were lower than last year’s—when they stood at 11.6% and 9.4% in the first two quarters of 2024—the trend reflects that the real estate sector continues to rise in price, albeit at a more moderate pace.

In total, of the 74 municipalities analyzed, 47 exceeded the national average, while 27, including Corregidora, remained below.
